By accessing or using RoomVilla, you agree to use the platform in accordance with these Terms of Use and applicable laws.
If you do not agree with these terms, you should not use RoomVilla services or submit information through the platform.
RoomVilla is a trade name used by Nitin Khatri, a sole proprietor. In these terms, “RoomVilla”, “we”, “us” and “our” refer to that proprietorship.
RoomVilla's role
RoomVilla is a real estate technology and services platform designed to help users discover properties, submit property requirements, list properties, connect with real estate professionals and coordinate related property activity.
Depending on the service or transaction, RoomVilla may also provide brokerage, facilitation, coordination or advisory support.
The exact role of RoomVilla in a particular property transaction may depend on the parties, service, property and commercial arrangement involved.
User accounts
Certain RoomVilla features require a registered account. You are responsible for providing accurate information and maintaining control of the email account, device and login method used to access RoomVilla.
You should not impersonate another person or create an account using information you are not authorized to use.
RoomVilla may limit, suspend or restrict account access where reasonably necessary to protect users, investigate misuse, maintain security or comply with applicable law.
Property listings and submissions
Submitting a property to RoomVilla does not automatically mean that the property will be published on the public platform.
RoomVilla may review property submissions and may request changes, approve, decline, withhold, suspend or remove a listing where appropriate.
Users submitting property information should ensure that they have the authority to provide the information, photographs, documents and other materials they submit.
By submitting material, you grant RoomVilla a non-exclusive permission to host, reproduce, format and display that material only as reasonably required to operate, review, promote and provide the requested RoomVilla services. You retain ownership of your material.
Property information should be accurate to the best of the submitter's knowledge and should not intentionally misrepresent price, availability, ownership, location, specifications or transaction terms.
Promoters, developers, agents and other users must provide applicable registrations, approvals and disclosures required for a property or project, including RERA details where applicable. A RoomVilla publication or review label is not a substitute for statutory registration.
Requirements, matching and recommendations
Users may submit property requirements to help RoomVilla understand the type of property or opportunity they are seeking.
RoomVilla may use submitted requirements, available inventory and operational judgement to identify potentially relevant properties.
A match, shortlist, recommendation or shared property does not guarantee that the property will satisfy every user requirement or that a transaction will be completed.
Users should independently evaluate important property, commercial, legal, financial and technical factors before making a final decision.
Professional profiles and enquiries
RoomVilla may allow brokers, consultants, agencies, service providers, firms, companies and other real estate professionals to create professional profiles.
Publication, approval or visibility of a professional profile does not by itself constitute a guarantee, endorsement or legal certification of the professional.
Users should evaluate a professional's suitability, credentials, experience and services before entering into any commercial arrangement.
Property visits
RoomVilla may help users request, coordinate and schedule property visits.
Visit dates, times and availability may depend on property owners, representatives, professionals and other parties.
A scheduled visit may need to be changed, rescheduled or cancelled. Users should rely on the most recent RoomVilla communication or dashboard update.
User responsibilities
You agree to use RoomVilla lawfully and responsibly.
Information you submit should not knowingly be false, misleading, fraudulent, defamatory, unlawful or infringe another person's rights.
You are responsible for evaluating property, transaction and professional information before entering into binding commitments.
Prohibited use
You must not use RoomVilla to commit fraud, impersonate others, submit knowingly false listings, interfere with platform security, scrape or misuse information unlawfully, attack the service or attempt unauthorized access to accounts, systems or private information.
RoomVilla may take reasonable action against misuse, including removal of content, restriction of features or suspension of access.
Third-party services and parties
Real estate transactions may involve property owners, builders, brokers, professionals, lenders, legal advisors, service providers and other independent parties.
RoomVilla is not responsible for every action, statement, service or obligation of an independent third party merely because that party or information was accessible through the platform.
Property accuracy, review and verification
RoomVilla may review information before publication, but users should not assume that every published fact has been independently verified unless the platform explicitly states otherwise.
A status such as reviewed, approved or published does not automatically mean that RoomVilla has legally verified ownership, title, approvals, encumbrances, measurements, financial claims or every other material fact.
Where RoomVilla uses a specific verification label, the meaning and scope of that verification should be understood from the applicable platform explanation.
Limitations and important decisions
Real estate decisions can involve significant financial, legal and practical consequences.
RoomVilla information and platform features should not be treated as a substitute for independent legal, financial, tax, technical or other professional advice where such advice is appropriate.
To the extent permitted by applicable law, RoomVilla's responsibility for a particular service or transaction may be subject to the applicable agreement, commercial arrangement and legal requirements.
Changes to RoomVilla and these terms
RoomVilla may modify, add or discontinue platform features as the service evolves.
These Terms of Use may also be updated when RoomVilla's products, operations or legal requirements change.
The latest published version of these terms will apply from the effective date shown on the page, subject to applicable law.
Governing law and disputes
These terms are governed by the laws of India. Users should first contact RoomVilla and provide a reasonable opportunity to resolve a concern.
Subject to applicable consumer-protection law and any forum that cannot legally be excluded, disputes relating to these terms or RoomVilla shall be subject to the courts having jurisdiction in Jaipur, Rajasthan, India.
